Most Clopay weather seal replacements in Atlanta run between $85 and $180 installed, depending on door width and whether we’re replacing the bottom seal only or the full perimeter. We stock Clopay-compatible bulb, T-style, and astragal seals on the truck, so most jobs are done in a single visit. You’ll usually notice it first as daylight seeping under the door, a damp floor along the bottom panel, or leaves and dust blown in during one of Atlanta’s summer thunderstorms.
The weather seal is the rubber strip that runs along the bottom and sides of your garage door. On Clopay doors it does two jobs: it keeps water and pests out, and it gives the door a soft, sealed closure against the concrete. When it hardens or tears, the door still operates, but the garage starts collecting water, dirt, and hot air. Marcus Ellery has changed enough of these across Buckhead and Midtown to know the failure usually starts at the corners before the center ever shows wear.
Which Clopay Models This Applies To
Clopay has used three main bottom seal profiles across its residential lines over the last 20 years. The Gallery and Coachman series typically use a T-style seal that slides into a single retainer channel. The Classic and Value series often use a round bulb seal tucked into the bottom U-channel. Some of the newer Reserve and Modern Steel doors use a wider, heavy-duty astragal with a double-channel fit. If you’re not sure which one you have, look at the bottom panel from inside the garage: a T-style seal slides up into a visible aluminum channel, a bulb seal sits in a rounded pocket, and an astragal bolts or slides across the face of the bottom retainer.
Here’s the gotcha most owners learn the hard way: Clopay changed its retainer channel depth on doors manufactured before and after roughly 2015. A seal that slides endlessly without locking in place usually means you have an older-channel door and a newer-profile seal, or vice versa. That’s exactly the kind of mismatch a quick measurement avoids. We bring multiple Clopay-compatible profiles on every call, so the part on the truck fits the door on the house, not the other way around. For owners who specifically want OEM Clopay seals, we can order them, but the aftermarket equivalents we keep in stock are built to the same dimensions and often outlast the originals in Atlanta’s heat and humidity.

Signs Your Clopay Weather Seal Replacement Is Failing
- Daylight under the door. The seal has compressed permanently or torn at the corner. Once compression set happens, no amount of travel adjust fixes it. You need new rubber.
- Water pooling by the bottom panel after rain. Atlanta sees 50 inches of rain a year, and a failed seal turns every downpour into a slow leak across the garage floor. If the concrete is stained, the seal has been failing for months.
- Leaves, dust, or pests inside the garage. The garage edge is the main entry path for crickets, silverfish, and field mice in the warmer months. A tight seal closes that route entirely.
- Cracking or flaking rubber. UV and ozone harden the rubber over 4 to 7 years in Georgia weather. Run your finger along the seal: if it feels brittle or chips off, it’s done.
- Gaps at the corners even when the rest looks fine. This is the classic early-stage failure. Corner gaps let in more air and water than the middle ever will, and they only get wider as the seal shrinks.

AfterReplacement Cost & What’s Included
For a standard single or double garage door in Atlanta, expect to pay $85 to $180 installed for a Clopay-compatible bottom weather seal replacement. A full perimeter job, which adds side and top seals, lands between $140 and $260. The specific price depends on door width, the profile your Clopay uses, and whether the retainer channel itself is bent or corroded and needs to be straightened or replaced at the same time.
That number includes the part, the labor, and a written price before we start. You’ll know the exact number before anything is pulled apart. The work is covered by the 365-Day Done Right Promise, which means if the seal fails inside a year, we return and fix it at no charge. That’s not something we say at the door. It’s in writing on the job sheet.
DIY or Call Us?
Replacing a bottom seal on a Clopay door is one of the safer garage door jobs a determined homeowner can take on. There’s no spring tension involved when you’re working at the bottom panel. The challenge is getting the right profile the first time and dealing with a retainer channel that’s often full of packed dirt or dented at the ends from years of contact.
What we’d tell you to check before you touch it: look for a manufacturer’s sticker on the inside edge of the door or on the end of the bottom panel. If you find a serial number, we can often confirm the correct seal profile from that alone. If the retainer channel is bent, rusted through, or the old seal breaks apart when you try to remove it, that’s the point where a 20-minute job becomes two hours of frustration. In that case, call us at (229) 792-2327 and we’ll bring the right parts and get it done in one trip.
FAQs
Plan on 4 to 7 years in the Atlanta climate before the rubber hardens enough to lose its seal. Heat, high UV, and humidity take a noticeable toll, and doors that face west get the worst of it.
We don’t recommend it. Patches on weather seal fail quickly because the rubber moves with the door on every cycle, and any adhesive breaks down in Atlanta’s summer heat. For the cost of a proper seal, a replacement is the standard fix.
Most bottom seal replacements are done in 30 to 45 minutes once we’re in the driveway. Full perimeter jobs take closer to an hour. You’ll get a written price before we begin, and the number won’t change mid-job.
Yes. We keep the common Clopay-compatible T-style, bulb, and astragal profiles on the truck, along with replacement retainer channel stock for doors where the old channel is too far gone to reuse. If we have to order a specific Clopay OEM profile, that’s usually a 3 to 5 business day turnaround.
